When I first pulled up, I was expecting another generic oceanview property, but this place sits directly on the rocky Kona coastline where you can literally hear the waves hitting the lava rock below your lanai. It’s not a sandy beach situation (honestly, most of Kona isn’t), but there’s something pretty magical about having your morning coffee while watching the Pacific crash against those black volcanic rocks.

The condo-style setup here is what really makes it work for longer stays. I mean, having a full kitchen when you’re in Kona is clutch – especially when you can hit up the KTA Super Store just up Ali’i Drive and grab some fresh ahi or local produce instead of eating out every meal. The units I’ve seen are spacious, though they definitely have that older Hawaii condo vibe (think granite counters and tropical prints rather than sleek modern design). What I love though is how each unit feels different since they’re individually owned – some have been updated recently, others maintain that authentic island charm from the ’90s. The pools are decent sized and usually pretty quiet during the day since most guests are out exploring.

Location-wise, you’re in this sweet spot south of Kailua-Kona town where it’s residential enough to feel local but still walkable to the action. Ali’i Drive stretches right past the property, so you can stroll into town for dinner at Huggo’s or catch the sunset at the seawall without dealing with parking downtown – which, trust me, is a nightmare during cruise ship days. The only thing to keep in mind is that you’re on the main road, so there’s some traffic noise, especially in the mornings when locals are heading to work. But honestly? The sound of the ocean usually drowns it out, and by day two you won’t even notice. I’d definitely recommend this place if you want that authentic Kona residential feel without being stuck way up in the hills somewhere remote.
