You know what? I’ll be honest – when I first pulled up to Kamaole Sands, I wasn’t expecting much. The exterior has that slightly weathered look that a lot of Maui condos get from all the salt air, but once you step inside, it’s actually a completely different story. The lobby feels surprisingly fresh and updated, and honestly, the whole vibe just clicks. It’s one of those places where you can tell they’ve put real thought into making it work for families without making it feel like a daycare center.
The thing that really sets this place apart is the location – I mean, you’re literally across from Kamaole Beach Park III, which locals just call Kam 3. And listen, if you’ve never been to Kam 3, you’re in for a treat. It’s got this perfect stretch of sand that’s actually swimmable (unlike some of the more dramatic beaches on the island), plus there are these little coves where kids can splash around safely while parents can actually relax for five minutes. The snorkeling’s decent too, especially near the rocky areas on the south end. What I love is that you can grab your coffee in the morning, walk maybe two minutes, and you’re already claiming your spot before the tour buses show up around 10 AM.
The condos themselves are… well, they vary a bit since they’re individually owned, but the ones I’ve stayed in have been solidly comfortable. Full kitchens that actually work (you’d be surprised how rare that is), decent-sized lanais where you can hear the ocean if you listen for it, and honestly, the air conditioning keeps up even during those sticky August afternoons. Parking’s straightforward – none of that nightmare you get at some of the bigger resorts where you’re circling for twenty minutes. The pool area’s nothing fancy, but it’s clean and usually pretty quiet in the early evenings, which is when I like to use it anyway.
One thing to know – you’re right in the heart of the Wailea-Kihei area, so you’ve got Foodland just down South Kihei Road for groceries, and all those little strip mall restaurants that serve surprisingly good plate lunches. Da Kitchen’s maybe a ten-minute drive if you want some real local-style food. The whole setup just works, you know? It’s not trying to be some fancy resort with a million amenities you’ll never use – it’s just a really solid base for exploring the island, with a beach you’ll actually want to spend time on right outside your door.

Kamaole Sands is superb! Everything! Better than many others because of the parking arrangements and landscaping , design of the whole place, and office staff was great. My particular unit 7-107 was ideally located, had lots of room, was comfortable and I loved the expansive garden view. Many people and birds but still very quiet, all ages there too. I really liked being on the ground floor. Pool was never crowded or noisy, games room and gymn right there. A park and the beach are just across the road.

The location is perfect, just off the beach, down the road from some shops and not too far from the airport. The pool area is huge, lots of seating and shade and the kids pool was nice and warm too.

great location and great facility. the condo itself needs a desperate upgrade. carpets are dirty and worn, bedroom window doesn’t close. kitchen utensils cheap and rusty laundry equipment. Doors need paint shop.

Great location! Walkable to beaches and many food places. The complex, Kamaole Sands was great! The shared pool – great size with tanning chairs and available cabanas! 2 hot hubs, BBQ available for booking. The complex and shared amenities were great and well kept. 24 hr front desk is great. Ah yes, the tennis court was beautiful!
