It’s actually quiet up there on the third floor – and I mean really quiet, which honestly surprised me since you’re still close enough to hear the ocean but far enough from the main road that you won’t get the rental car parade at 6 AM. The whole complex has this laid-back, residential vibe that feels more like staying at a friend’s place who just happens to live in paradise.

The condo itself is one of those spots where someone clearly put thought into the details. I’m talking about having enough outlets near the bed for your phone charger, a kitchen that’s actually stocked with more than just a bent spatula, and – this might sound small but trust me on this – really good water pressure in the shower after you’ve spent the day getting salt-crusted at nearby Kahaluu Beach Park. The lanai faces west, so you’ll get those Kona sunsets that honestly never get old, even if you’re there for two weeks like we were. The view isn’t picture-perfect oceanfront (let’s be real about expectations here), but you can definitely see the water between the palm trees, and there’s something nice about not being right on top of the beach scene 24/7.

What I really appreciated was the location within Keauhou – you’re maybe a five-minute drive to the Sheraton area where there’s decent snorkeling, but you’re also close enough to bike down to Kahalu’u if you’re feeling ambitious. The tennis courts are right there if that’s your thing, though honestly most people seem to use them more for the kids to run around. Parking is never an issue, which anyone who’s stayed in Kailua-Kona proper will tell you is kind of a big deal. The property management was pretty responsive too – we had a minor issue with the air conditioning remote and someone was there within a couple hours. I mean, you probably won’t need AC much with the trade winds, but it’s nice to know it works. The only thing I’d mention is that grocery runs require a little planning since you’ll want to hit Safeway or KTA before you settle in for the evening, but that’s just Kona life. This place definitely earned its high ratings – it’s the kind of spot where you actually relax instead of spending your vacation dealing with accommodation headaches.

    Property was great, perfect for our family of 4. Kitchen was well stocked with utensils. The pool and tennis courts were good and well maintained. Shops were close by which was very handy.

    Location is great and quiet. The pool and access to coast was nice. Neighbors respect quiet times. Gate entry was easy and instructions to get inside the property were pretty clear. Really nice to have the beach accessories available for use. Air conditioning worked well. The enclosed sun room was very nice.
