The building itself sits right in the heart of Kailua-Kona, and I mean you’re literally walking distance from everything that matters without being stuck in the touristy chaos of Ali’i Drive’s busiest stretch.
The condo itself is honestly better than most hotel rooms you’ll find in the area, and I’ve stayed in quite a few over the years. It’s got that lived-in comfort that vacation rentals do best when they’re done right — real kitchen appliances that actually work (I made coffee every morning and it was perfect), decent counter space for spreading out your farmers market finds, and a living area where you can actually relax after a day of snorkeling or hiking. The lanai is where you’ll probably spend most of your time though, especially in those golden hour moments when the light hits the water just right. I found myself out there with my morning coffee around 6:30 AM most days, watching the island wake up — honestly one of my favorite parts of the whole trip.
What really sets this place apart is how it strikes that sweet balance between being close to everything but not overwhelmed by it. You’re a quick walk to some of the better local restaurants (skip the obvious tourist spots and hit up the places where you see construction workers eating lunch), and getting to the good snorkeling spots is easy without needing to drive forever. Parking wasn’t the nightmare I expected either, which is saying something for this area. The building feels well-maintained — not brand new, but you can tell someone actually cares about the property. I mean, the 9.1 rating makes sense when you experience it. Check-in was smooth, the wifi worked reliably (important if you’re trying to upload those sunset photos), and the neighbors were quiet. Actually, the whole building had this relaxed vibe that I really appreciated after dealing with some pretty hectic resort experiences on other islands. If you’re looking for something that feels more like staying at a friend’s place than a hotel — but with all the amenities you actually need — this is exactly what you want.

The property was well-furnished and the location was excellent. Our event was held at Hale Halawai which is a 5-minute walk from Kona Alii. There were a lot of restaurants and shops in the area which made everything so convenient. The view from the room was fabulous.
