Paniolo Greens Resort Overview

First Impressions

When I first pulled into Paniolo Greens Resort, honestly, I wasn’t expecting much from a three-star property — but this place surprised me in the best way. Set along Waikoloa Road on the Big Island, it’s got this laid-back Hawaiian vibe that feels authentic rather than touristy. The parking is free and plentiful, which is actually a bigger deal than you’d think in Hawaii where resort fees can nickel and dime you to death.

Location & What’s Around

You know what really struck me about Waikoloa? It’s perfectly positioned between the resort areas and the real Hawaii. I mean, you’re close enough to the fancy Mauna Kea and Mauna Lani resorts to use their beaches and restaurants, but you’re not paying those insane nightly rates. There’s a golf course within walking distance — well, maybe a short drive — and the whole Kohala Coast is your playground. Couples seem to get this location thing figured out pretty quickly, and I can see why they’d rate it so highly for romantic getaways.

The Room Experience

Here’s where Paniolo Greens really delivers — the beds are ridiculously comfortable. I’m talking about that perfect firmness where you sink in just enough but don’t feel like you’re drowning in mattress. The room itself has this condo-style setup that gives you way more space than a typical hotel. It’s not fancy, but it’s clean and functional with enough character to feel like you’re staying somewhere with personality rather than a cookie-cutter chain.

Activities & Amenities

The tennis court here is actually in decent shape — I’ve seen resort courts that look like they haven’t been maintained since the ’90s, but this one’s playable. There’s a fitness center that covers the basics, nothing fancy but it’ll do if you need to work off all that Hawaiian plate lunch. What I really appreciated was how they’ve kept things simple without trying to be something they’re not. The spa services are limited, but honestly, when you’re this close to some of the world’s best beaches, who needs to spend the day indoors anyway?

Why Guests Love It

There’s something to be said for a place that keeps people coming back, and Paniolo Greens has that repeat guest thing down to a science. I think it’s because they’ve found this sweet spot — you get the Hawaiian experience without the resort markup, plus you’re staying somewhere that feels more like a local secret than a tourist trap. The staff actually remembers your name after a couple days, which is refreshing. It’s not going to wow you with over-the-top amenities, but it’ll give you a solid base for exploring the Big Island while treating you well enough that you’ll actually want to return.

Reviews of Paniolo Greens Resort

  • Dimitrios from Switzerland (9/10)

The apartment was huge, spanning two floors, and extremely clean. It offered a beautiful view of the golf course and was located in a quiet area. The staff were very helpful. I appreciated the numerous activity opportunities available. The pool and its operating hours added to our positive experience. We would gladly stay here again.

Clean, safe, quiet, and spacious condo, relatively close to the beaches at A-Bay, Hapuna and Spencer; shopping at Queen’s and King’s Markets. Close to the Waikoloa Village KTA store. Beautiful golf course with lots of Nene, turkeys and other birds. Affordable compared to staying right at the beach. Free parking for 2 vehicles was a great bonus!

Entire unit was spotlessly clean. All necessary things there: kitchen items, beach towels, washer & dryer. MBR had private bathroom. Very spacious, lovely views.
