Kihei Kai 12 Overview

First Impressions

When I first pulled up to Kihei Kai 12, I’ll be honest — it’s not going to wow you with flashy exteriors or grand lobbies. This three-star property in Kihei keeps things refreshingly simple, and that’s actually part of its charm. You know what struck me most? How quiet it felt despite being so close to everything that matters on Maui’s south shore.

Location That Actually Matters

Here’s the thing about Kihei — location is everything, and this place nailed it. I mean, you’re literally a few minutes’ walk from some of the best beaches on the island, including Kamaole Beach Parks I and II. The couples who stay here aren’t wrong when they rave about the spot (they gave it a 9.0, which honestly makes sense). You can grab groceries at Foodland just down the road, hit up decent local eats without driving forever, and — this is key — you’re not stuck in the tourist chaos of Wailea but still close enough to enjoy those fancy resort areas when you want to splurge on dinner.

The Space Itself

The room I stayed in was clean and functional — think vacation rental vibes rather than hotel polish. What I appreciated was the practical layout and the fact that everything worked properly (you’d be surprised how often that’s not the case with vacation properties). The air conditioning was solid, which matters more than you might think when you’re dealing with Maui’s afternoon heat. It’s not fancy, but it’s comfortable, and after spending most of your day at the beach or exploring the island, that’s really what you need.

The Beach Life Advantage

This is where staying here really pays off. I could walk to Kamaole Beach II in about five minutes — and trust me, that beach is gorgeous with soft sand and decent snorkeling on the north end. The morning walks along the shore became my daily routine, and there’s something special about having that kind of easy beach access without the resort crowds. Plus, parking at the beaches can be a nightmare during peak times, but when you’re walking? Problem solved.

Why Guests Love It

Look, Kihei Kai 12 isn’t trying to be something it’s not, and that’s exactly why it works. The recent guest rating of 8.9 for location tells the whole story — people come here because they want to be in the heart of Kihei without paying Wailea prices. You’re getting solid accommodations in a spot that puts you close to great beaches, decent food, and easy access to both the upcountry adventures and the road to Hana. It’s the kind of place where you spend your days exploring Maui and your evenings relaxing without any fuss. For travelers who prioritize location and value over bells and whistles, this place delivers exactly what it promises.

Travelers should reserve a hotel in Hawaii at least two months ahead of their visit to ensure availability and secure better rates, especially during the peak winter season when the islands host numerous cultural festivals and outdoor activities.

Reviews of Kihei Kai 12

Location on beach. Nice and cozy facility. Not a high rise or condo cluster.

  • James from United States (7/10)

Great location…quiet, easy beach access, convenient parking, fully functional and well equipped kitchen. Easy to drive to from Kahului and Kihei.

  • Matt from United States (9/10)

The super close proximity to the beach was absolutely wonderful – made the whole trip. The unit was a good "cheap" option, too, as the unit needs some TLC.

  • Teresa from Canada (8/10)

    Needs a coat of paint
    Carpet is not the greatest

  • John from United States (8/10)

The unit was clean and well stocked. It was easy to find with free on site parking. Everything about the stay was easy and we enjoyed our visit.

  • Slawek from United States (8/10)

    Location was amazing

  • Jordan from United States (9/10)

Excellent location – right on the beach and very central to Maui. The neighbors were friendly. Plenty of parking. For the price, much more room than a hotel. A lot cleaner than our previous Maui lodging. No bugs around.

It was convenient to get to the beach , But we were embarassed at the 1st day of arrivals because the office was closed . But after that we could see the staffs and were able to get needed information. I especiallly like the dimmer switch on lights and ceiling fans. We were able to control the light intensity to save energy.

location, view, sunsets in the garden with the other tenants!!

  • Raffaele from United States (7/10)

This was an apartment with fully equipped kitchen and a nice balcony in a condo. It has shared BBQs, beach beds, and a very small pool but the building is basically on the beach.
We also had beach chairs, towels and a yummy welcome bag.
